SURFSEDGE to open sales office early April
The newest community on Vero Beach’s Barrier Island will officially open its sales office in early April, but excitement has already begun with the sale of a penthouse condominium.
SURFSEDGE, Luxury Oceanfront Residences, is being developed by the prestigious Lutgert Companies, a Naples-based company well-known for their extensive array of luxury residential and commercial properties. Located approximately 1.5 miles north of Beachland Blvd., on the East side of A1A in Indian River Shores, SURFSEDGE will have twelve single-family homes and twelve luxury condominiums.
Dale Sorensen Real Estate (DSRE) agent Megan Raasveldt, exclusive listing agent for the property, has been working with Lutgert for nearly 3 years. “We’re really excited to be at this stage of development,” said Raasveldt. “The underground utilities are in, the streets and landscaping will be completed soon and we expect to open the sales office April 2nd. We’ve had our first sale and a lot of interest in our other units. I expect once the sales office is open, traffic will be high.”
The condominiums will each have entry lobbies, parking on the ground floor and a rooftop amenity overlooking the Atlantic Ocean. The three condo floor plans range in size from 2,986-square-feet to 3,330-square-feet, with selling prices estimated between $2.5-$3 million.
The single-family homes will range from 3,018-square-feet to 3,513-square-feet in size with pricing at $1.6 million to $1.85 million, depending on model and lot location. Three single-family home floor plans will be available for selection.
This is one of the last pieces of property that was available for development on the Barrier Island. The 5.4-acre parcel was purchased at auction by Lutgert for $4.4 million. Groundbreaking took place in April 2019. In August of the same year, Clive Daniel Home designers was selected to provide interior design services for the sales center and common areas for the condominium lobbies, corridors and rooftop amenities.
Raasveldt is marketing the project globally. “We are utilizing all of DSRE’s marketing tools, including our signature broadsheet, our mobile app and our exclusive relationships with Luxury Portfolio, Leading RE Companies of the World, and Mayfair International (DSRE’s office in London).”
